Common Commercial Flat Roof Repairs
In the flat roof field, there are, not only different repair options, but also different kinds of issues and damages that owners can eventually face, being the most common:
– Patching Leaks: This type of damage usually appears in the flat roof membrane and it can usually be repaired in, at maximum, a day. It is essential to identify the origin of the leak, clean the area and, of course, use the right patch to seal it.
– Membrane Repair: Sometimes the section of the roofing membrane is damaged due to weather conditions or just regular wear and, in this case, the repairing process can take more than a day and it requires the damaged membrane removing, the substrate preparation and, finally, the new membrane installation
– Flashing Repair: This is a key factor when it comes to sealing roof penetrations and also preventing leaks. It takes between one and two days but, as you can figure out, it depends on the specific type of flat roof and the dimension of the damage
– Roof Coating: This procedure helps to extend the lifespan of a flat roof besides providing additional protection. It can take more than a day and implies a preparation and application process. After the whole procedure is finished, there is a waiting time for drying
– Roof Replacement: When the lifespan of a flat roof has ended or there is a massive damage, it would be necessary to perform a total roof replacement. Due to its high level of complexity, it can take several weeks, especially when it is required for larger commercial buildings.
– Structural Repair: If structural damage is detected, usually during an inspection, this issue oftenly needs to be solved before roofing work begins. The time required for this kind of job depends on the dimension of the damage.
